If you want to buy a home, but aren't sure if your budget can handle soaring real estate prices, we've got good news. There are things you can do to stretch your buying power. With the help of your real estate agent - and these 10 tips - you can become a savvy home buyer without breaking your budget.

1. Get pre-approved for your home loan. This means, fill out a loan application and go through the process of securing financing. That way, when you're ready to seriously evaluate real estate, you'll know exactly how much home you can afford. And you can prove to a seller that your offer is sincere.

2. Explore creative financing options. During the home loan pre-approval process, ask about ways to get creative with your financing. Low down payment options, first and second mortgage combinations and first time buyer programs might help you afford more funding. Many lenders are now offering interest-only home mortgages; just make sure you thoroughly evaluate the terms for this type of home loan. Down payment grants are also available in some instances and might be worth investigating or discussing with your realtor.

3. Sell your existing home first. Although selling your existing home before finding new real estate to buy can be a little nerve wracking, any inconvenience will be offset by your ability to make an offer with cash in hand. Property that lacks curb appeal needs minor handiwork or the yard overhauled could end up being the home of your dreams for a price you can afford. 6. 8. Land with a manufactured home. Sometimes, to buy a home on a budget, you need to look beyond convention. Even if your wish is to buy real estate, you may have to settle for a piece of property in an outlying area with a mobile or manufactured home. Discuss this option with your real estate agent and try to keep an open mind about this possibility.

9. An older, smaller home. Older homes are typically priced much less than newer construction and don't tend to create buyer bidding wars. If you can enjoy life in an older and smaller home in a neighborhood or suburb off the beaten path, this could be your ticket to real estate ownership.

10. The cheapest house in the best neighborhood. You have your heart set on a specific - and expensive - neighborhood. Maybe it's the schools that you're interested in. Or perhaps it's the close proximity to downtown or the waterfront. In any case, a budget-savvy buyer will look for the least expensive home for sale in the neighborhood. If you're not in a hurry, you can even play the waiting game to see what properties come on the market. Your real estate agent can be a real asset in this case by investigating potential sellers.

Buying real estate without breaking your budget will require research and compromise. On moving day, however, you'll have the satisfaction of knowing that your homework paid off!

Basically, the definition of the short sale process is when the lender of a property allows the property to be sold for less than the amount due on the mortgage loan.

The obvious benefit to the short sale process is that it allows the seller to avoid the credit report damage associated with a foreclosure. A foreclosure can stay on your credit report for up to 10 years and can take an emotional and financial toll on you and your family.

2) The seller issues a letter authorizing the release of personal information about the loan and the property to the buyer or escrow agency.

3) The lender will review a settlement statement, which will indicate the proposed selling price, remaining loan balances and itemize all expenses, including real estate commissions and other fees and expenses associated with the closing.

4) The seller will complete a "hardship letter," which will detail and explain all financial difficulties. Lenders will usually want to validate the seller's financial situation by looking at bank statements, investment accounts, along with examining paystubs and other financial records.

5) The lender will then look to the broker to provide a price opinion by examining the condition of the house and the market value of comparable properties.

6) The lender will then want to scrutinize the purchase agreement to determine if all amounts are reasonable and the real estate commission is acceptable.

Because of the documentation required, the short sale process can be lengthy. But if done correctly, it can work well for all parties involved. The lender avoids the uncertainty of the foreclosure process, the seller avoids a foreclosure on his or her credit report (along with potential bankruptcy), and the buyer hopefully got a good deal on a property.

A short sale can only be affected after approval has been taken. But the amount of time the approval will take is difficult to guess. Those lenders who are in the short sales business believe that the approval comes through in 21 days from the time the details were provided about the short sale.

Lenders often find themselves in a tight spot when borrowers default on payments leading often to a foreclosure, or those whose payments are delayed due to various reasons. 5. Finally, the short sale approval from the bank in hand, it is time for the buyer to shut the home and move out. Most are ready with previous planning and are able to do so in 10-14 days though some may take three weeks.

Even those who have never defaulted on a single installment can make a short sale, due to the negative equity that they have for the present. The history of real estate is tightly tied with man's quest for settlement and his constant search for a permanent home. It started back during pre-historic times of the tribal system and started to take shape during the feudal system where tenancy and taxes began to predominate. Back then, peasants and merchants bought, rented or sold properties under the nose of the royal class. In the United States, the idea of organized Real Estate came to be in the late 19th century. The National Association of Real Estate Exchanges was founded in 1908, which sought to unite those in the industry for the purpose of unifying efforts for the interest of real estate. It was in the early 1920's when various states adopted real estate licensing laws. About a decade after that, America experiences the great depression which led to the collapse of the real estate market.

However, a few years after, the industry regained back its prowess. The National Housing Act was enacting in 1934, which created the Federal Housing Administration. The industry experienced steady development in the years that followed, with the concept of condominiums introduced in the 1950's.

In the 1970's, there came about a significant increase in housing prices which have made it difficult for ordinary earners to own their own homes. At this time, inflation hit more than 20% and home loan interest rates were as high as 18%. With the fall of the Berlin Wall in 1989, the industry took a turn (as did the rest of the world). This brought forth a positive trend in the real estate industry and soon after, more and more investors staked money in the industry and there was no turning back.

Today, the development industry still undergoes its ups and downs. The risk involved in real estate continues to be there. However, with the years, real estate companies, banks and lenders have sought to make property ownership easier for Americans. Property is now seen as an investment that you can buy, rent, sell or trade. There are laws that govern these transactions to protect the interest of property owners, tenants and buyers. Unfortunately, one of the inherent problems of buying pre-owned homes is not knowing exactly what you're buying. No matter how good the inspector was that you hired to inspect the home before you bought it as an investment, the chances of a costly defect is always an ominous occurrence waiting to happen. However, when completing the purchase of a new tract home, even though the home may have a defect or two, the defect is correctable most of the time, if not all the time. This is accomplished through the built-in home warranty that comes with a home upon its purchase. More often than not, national, regional, and local builders have some type of warranty that covers even the smallest of defects, such as cracked tile, masonry work, squeaky floor boards, and caulking issues, or major issues, such as pipe leaks, roof problems, foundation cracks, and other structural issues. Structural issues may include a ten-year warranty to cover costs related to the defect. Generally, warranties are defined as standard and structural, as most major homebuilders provide these warranties, such as KB Homes, Centex, and Pulte Homes.

And yet, despite the coverage that most warranties will provide for a pre-owned or resell home, such as the warranty you can buy for $350 to $450 from Fidelity or Old Republic, nothing beats the comfort of acquiring a new home that has that bumper-to-bumper warranty coverage and still has that new car smell to it. Other negatives of pre-owned homes include the following: mold issues, termite infestation, hard to detect structural damage, and cracked foundation or slabs. It would be very rare for the latter issues to arise in a brand new tract home. These are only a few of the problems that may occur with pre-owned homes since there may be many more.

One such example of the beauty of newness and the benefit of having a home warranty provided by the builder was a new tract home I bought from Ryland Homes. This particular home had been the third home I had bought from Ryland; the second home incidentally was one door down, which I had bought at the same time. Long story short, I had just closed the home the day before, went out the next day to pick up the keys from the sales office in Moreno Valley, and proceeded to go to the brand new home. Upon proceeding through the front door, I was hit with a foul smell that was reminiscent of stagnant water and light sewage. Walking farther into the family room and then into the living room, I noticed two things that gave me immediate alarm. First, there was a leak coming from the first floor ceiling as I looked up, straight onto the carpet below. Second, I determined if there was a leak coming from the ceiling, that meant there was damage on the second floor, and if that was the case, it was likely from a burst pipe emanating from the master bathroom.

Going upstairs, my worst fears were realized. From the corner of the room that abutted the master bathroom, a huge three-by-three-foot section of wall in the master bedroom had begun to essentially melt away. This unsightly scene occurs when gypsum stone or drywall is exposed to substantial amounts of water on its surface.

Fortunately, the customer service department of Ryland Homes, being the outstanding professionals they are, responded quickly and were out there the next day to begin a ten-day cleanup and remediation of the damages. An outside company that specializes in mold detection and removal was brought in to remediate and repair. Ultimately, the tests came back negative, which meant there was no mold damage. This outcome was very critical since I had essentially pre-sold the home before I'd even closed it. Upon disclosing the potential mold damage to the prospective buyers-who eventually bought the property-there was a moment of dread, or rather a couple of days worth of dread, as a result of not knowing the extent of the damages and how it would affect the agreed upon sales price.

It can be surmised that if it were not for the reliability and responsiveness of the builder's warranty and customer service department, the outcome may have not been so positive. Even so, I netted $57,000 on this transaction, not to mention $64,000 on the other home one door down. I also had the pleasure of making two first time home buyers very happy. The people who bought the home were actually two sisters, both single mothers in their mid-forties who were moving from the Los Angeles area into Riverside County. This was the classic story of people moving into suburbia because of the high cost of housing in Los Angeles. One of the sisters actually worked only three blocks away at the local high school. Her sixty-five-mile daily commute had just been reduced to three blocks. Another happy customer and another closed transaction.
